SUMMARY OF DECLARATION OF RESTRICTIONS

            1 thru 6-Block "B"
            1 thru 17-Block "C" North Pointe Ridge Subdivision
  • The floor area of the main structure of any residence, exclusive of porches, garages, and basement area, finished or unfinished, shall not be less than 1,800 square feet for a one-story residence; 2150 square feet on the main floor for a raised ranch.  Roof shall be shake shingle or upper grade of timberline shingle with at least a 30-year warranty and the pitch shall be no less than 8-12.  Driveways shall be concrete, unless asphalt is specifically approved by Developers or their assigns.  At least ten percent of the front surface of each home constructed must be covered with brick or stone unless approved.
  • All residential dwellings or residences shall be constructed with garages that accommodate three or more automobiles, unless otherwise approved by Developers.  Freestanding garages are permissible, provided they are approved prior to construction.
  • When construction of a building, dwelling or other structure is commenced upon any of said lots, the owner thereof shall prosecute with all reasonable diligence, the completion thereof within twelve (12) months from the date of commencement.
  • No animals nor fowl of an description shall be raised, housed of kept on the premises, except that dogs, cats or other household pets that are of such nature as not to interfere with the safety and comfort of adjoining owners may be kept on said property provided that they are not bred or maintained thereon for any commercial purpose.  Pit bull dogs shall not be allowed.
  • There shall be no above ground swimming pools.  Any satellite dish must be concealed from the view of street and all adjoining lots.  Only wood fences shall be allowed to be erected on subject property.
  • All property owners who do not have any combination of species of trees of at least three of six feet in height, and two of at least four feet in height shall plant or cause to be planted on each lot the following trees within one year of purchase. Minimum of three of any of the following hardwood trees, each to be six feet in height: Pin Oak, Red Oak, Scarlet Oak, Sweet Gum, Sour Gum, sugar Maple, or Red Maple. A minimum of two of any of the following, each to be a minimum of four feet in height: Flowering Dogwood, Red Leaf Peach, Purple Plum or, Red Bud.
